A big part of managing a homeowners association is dealing with HOA complaints. Homeowners tend to be very vocal about their concerns with the community and their neighbors, so it is unsurprising for an HOA board to be bombarded with them. A competent board, though, knows exactly how to handle complaints when they come their way.

I have proposed several approaches to address Sun City Anthem’s current deficiencies in equitably resolving complaints and disputes, including modifying the Covenants Committee charter to expand the issues under its jurisdiction and creating a new Dispute Resolution (Mediation) Committee.

Implementing these proposed changes would go a long way to preventing unresolved complaints from festering and forcing litigation. Studies have shown that effective internal complaint processes and alternate dispute resolution procedures have a high return on investment by reducing attorneys’ fees and court costs.
